RENTAL TERMS & CONDITIONS

BOOKING AND PAYMENT

​

A villa booking becomes valid once the customer has paid a booking fee of 300 EUR within seven (7) days of receiving the booking confirmation. The booking fee will be deducted from the final invoice.

​

The full rental payment, including any additional services, must be paid no later than four weeks (28 days) before the start of the booking. If the booking is made four weeks (28 days) or less before the start date, the total rent and booking fee must be paid simultaneously within seven (7) days of receiving the booking confirmation.

For corporate bookings, Ellin Villat Oy / Rautaveden Kivilinnat Oy reserves the right to negotiate payment terms on a case-by-case basis. In such cases, the payment terms stated in the order confirmation will apply.

KEY DELIVERY, STAY AT THE PROPERTY, AND CLEANLINESS

The customer will receive a door code via SMS before the booking begins.

​

The rental of the villa includes exclusive access to the property. The number of overnight guests must be specified in advance. If beds and linens are used by more people than reported, additional linen costs will be charged accordingly.

Each booking includes a final cleaning service, which covers vacuuming and surface cleaning, cleaning of bathrooms, the sauna area, the hot tub, and linen changes. During their stay, the customer is responsible for keeping the villa tidy. Upon departure, the villa must be left in a clean condition:​

• Furniture must be in place

• Bottles must be collected in a trash bag

• Trash must be taken out to the waste bin

• Spills and stains must be cleaned up

• Dishes must be put away or placed in the dishwasher

• ​

The customer is responsible for the hot tub during the rental period. The instructions for hot tub use must be followed, and the customer is liable for any damages caused to the hot tub, including additional cleaning, water changes, or repair work resulting from improper use.

The outdoor area must also be left clean. If extra cleaning is required, a fee of 50 EUR per hour (VAT 0%) will be charged. If necessary, the customer will receive an additional invoice. Any material damage must be compensated.

DAMAGES, DEFICIENCIES, AND COMPLAINTS

Any issues regarding the villa’s condition or equipment must be reported immediately to the emergency contact number provided in the villa’s instructions so that they can be addressed or compensated if possible.

In addition to reporting the issue, customers are encouraged to send written complaints or suggestions for improvement to myynti@ellinvillat.fi.

CANCELLATION POLICY

Cancellations must always be made immediately and in writing to myynti@ellinvillat.fi. If the customer changes the booking date or cancels part of the reservation, it is considered a new booking, and the previous reservation is regarded as canceled. The cancellation is considered valid when the notice has been received.

• If the cancellation occurs more than eight weeks (>56 days) before the start of the booking, the booking fee will be refunded, and no cancellation fees will apply.

• If the cancellation occurs 4-8 weeks (29-56 days) before the booking start date, the booking fee is non-refundable.

• If the cancellation occurs 3-4 weeks (21-28 days) before the booking start date, 50% of the total rental amount will be charged, but the booking fee will be refunded.

• If the cancellation occurs less than three weeks (<21 days) before the booking start date, 100% of the total rental amount will be charged, but the booking fee will be refunded.
   

The rental amount may be refunded if the villa is successfully rebooked for the canceled period. However, the booking fee (€300) is non-refundable as it covers marketing expenses for the new booking.
